Johor manufacturing site selection

Industrial Land in Johor

Select land around the future factory—not acreage alone. Screen industrial use, title conditions, site efficiency, access, utilities, earthworks, approvals and the path to production before negotiating.

Land decision

The cheapest acre can become the most expensive factory site.

Compare usable development area, infrastructure contributions, earthworks, approval risk and time to production—not headline land price alone.

01 / SITE EFFICIENCY

Test the layout

Fit the building, setbacks, fire access, container circulation, parking, utilities, drainage and expansion onto the actual land shape.

02 / INFRASTRUCTURE

Verify the connections

Study power, water, sewerage, gas or discharge requirements, connection routes, contributions and realistic delivery timing.

03 / DELIVERY RISK

Protect the schedule

Allow for due diligence, design, submissions, approvals, earthworks, construction, utilities and completion certification.

Site screening

What to verify before buying industrial land.

An early land screen removes sites that cannot support the intended factory. Formal legal, planning, geotechnical and engineering due diligence must follow before commitment.

  • 01Title and industrial use. Review tenure, land-use category, express conditions, restrictions, encumbrances and whether the proposed manufacturing activity is supportable.
  • 02Physical site. Confirm boundaries, shape, frontage, levels, slope, soil assumptions, flood and drainage considerations, adjoining uses and potential abnormal earthworks.
  • 03Access and logistics. Check legal access, road width, junctions, heavy-vehicle routes, 40-foot container circulation and connections to ports, highways and suppliers.
  • 04Utilities. Study required and available power, water, sewerage, telecommunications, gas and process-discharge solutions with cost and timing.
  • 05Developable efficiency. Test setbacks, plot ratio or planning controls, fire access, detention, utility corridors, parking, yard depth and expansion against the masterplan.

Industrial corridors

Compare land by supply chain, infrastructure and development pathway.

Current land availability and development conditions change. Corridor selection should follow the operation before individual plots are shortlisted.

Senai, Kulai & Sedenak

Screen highway and airport access, manufacturing clusters, workforce reach, utility planning and larger-site potential.

SILC, PTP & Gelang Patah

Compare Singapore connectivity, western Johor logistics, port access and industrial-park development conditions.

Pasir Gudang & Tanjung Langsat

Assess port-oriented industry, medium or heavy industrial suitability, buffer needs, utilities and environmental requirements.

Tebrau, Ulu Tiram & Desa Cemerlang

Review access to the Johor Bahru workforce and suppliers together with site size, traffic routes and surrounding land use.

These area descriptions are initial guidance. Title conditions, zoning, approvals, utility capacity, environmental suitability and developable area must be verified for each plot.

Site selection process

Start with the factory plan, then search for land.

A clear masterplan brief allows sites to be compared on buildability, cost and delivery risk before specialist due diligence begins.

Define the facility

Process, building footprint, utilities, logistics, workforce, expansion and production deadline.

Screen corridors

Match industrial areas to suppliers, ports, highways, labour, use requirements and project scale.

Test the plots

Compare title facts, access, shape, levels, utilities and indicative masterplan efficiency.

Verify and negotiate

Coordinate professional due diligence and structure conditions before a binding commitment.

Industrial land FAQ

Questions to answer before selecting a plot.

The site must support the complete facility, not only the building footprint.

How much industrial land is needed for a factory?

Start with the building footprint, then add setbacks, roads, container yards, parking, utilities, drainage, fire access and expansion. Gross acreage should not be treated as fully buildable area.

What is the difference between gross area and usable area?

Shape, slope, setbacks, drainage reserves, utility corridors, road requirements, retention facilities and planning controls can reduce the developable area. A survey and professional masterplan review are required.

Can a foreign-owned company buy industrial land in Johor?

Eligibility depends on buyer structure, land value, title conditions and prevailing state and federal requirements. Confirm the current position with a qualified lawyer and the relevant authorities.

Can electricity capacity be confirmed before purchase?

Nearby infrastructure does not guarantee the required supply. Capacity, route, contribution cost and delivery timing should be studied with the utility provider and relevant consultants before commitment.
